What to Expect During a Home Inspection in Central Arkansas

Buying a home is one of the biggest decisions you'll ever make. A professional home inspection is one of the most important steps in that process — and yet a lot of buyers aren't sure what it actually involves. I've walked hundreds of people through this, and I want to give you a clear picture of what to expect when you schedule an inspection with Addison Rose Property Inspections.

Before the Inspection

Once you book your inspection, I'll confirm the date, time, and property address. I'll ask that utilities are on at the property — electricity, water, and gas — so I can fully evaluate all systems. If the home is vacant, coordinate with your agent or the seller to make sure access is available.

Plan to be present if at all possible. The walk-through is one of the most valuable parts of the inspection. It gives me a chance to explain what I'm seeing in real time, and it gives you a chance to ask questions on the spot.

During the Inspection

A typical home inspection in Central Arkansas takes two to four hours, depending on the size and age of the property. I work through the home systematically, evaluating:

  • Roof and attic — shingles, flashing, ventilation, insulation, and any signs of water intrusion
  • Foundation and structure — the crawl space or basement, structural framing, and visible signs of settlement or movement
  • Exterior — siding, trim, grading, drainage, driveways, and walkways
  • Electrical system — the panel, wiring, outlets, GFCI protection, and visible safety issues
  • Plumbing — supply lines, drain lines, water heater, fixtures, and signs of leaks
  • HVAC — heating and cooling equipment, ductwork, filters, and operation
  • Interior — walls, ceilings, floors, doors, windows, and stairs
  • Kitchen and bathrooms — fixtures, ventilation, and visible conditions

I run equipment, operate systems, and look at everything I can access without moving personal belongings or causing damage. Home inspections are visual — I don't open walls or do invasive testing — but I look closely at what's visible and accessible.

Walking the Home Together

One of the things I do differently is walk the home with you as I go. Rather than handing you a report at the end and leaving you to figure it out, I explain what I'm seeing while we're there. If something needs attention, I'll tell you what it is, why it matters, and what the next step might be. If something is minor, I'll say that too.

My goal is for you to leave the inspection with a real understanding of the property — not just a stack of paper.

The Inspection Report

After the inspection, I deliver a detailed digital report within 24 hours. The report includes photos of everything I found, organized by category, with clear descriptions of each item and its condition. You'll be able to access it online and download it as a PDF.

The report is yours to keep and share with your agent, contractor, or anyone else involved in your decision.

What Happens After

The inspection report gives you and your agent the information you need to move forward. Depending on what I find, you might:

  • Request repairs or credits from the seller
  • Get a contractor estimate before closing
  • Walk away from a property that has issues beyond what you're comfortable with
  • Move forward with confidence knowing exactly what you're buying

Not every issue found in an inspection is a dealbreaker. Part of my job is helping you understand the difference between a significant problem and normal wear and tear for a home of that age.
