Evaluation of a commercial property shares many of the same attributes as a residential inspection but involves additional complexity. For larger or uncommon systems, I can coordinate with third-party specialists to ensure a complete picture.

Pool & Spa Inspection

A pool or spa is a significant investment, and a thorough inspection before purchase can save you from costly surprises. I evaluate the entire pool and spa system so you have a complete understanding of its condition before you close.

A pool or spa adds value and enjoyment to a property, but only when it's in good working order. Issues with pool equipment, structure, or safety features can be expensive to repair and may not be visible without a dedicated inspection.

During a Pool & Spa Inspection, I evaluate:

Pool Structure and Finish: I inspect the shell, surface finish, coping, and deck for cracks, deterioration, or settling that could indicate larger structural issues.

Equipment Systems: The pump, filter, heater, and associated plumbing are checked for proper operation and visible deficiencies. I run the equipment and observe its condition.

Electrical Components: Pool and spa electrical systems are a critical safety concern. I evaluate the equipment panel, bonding, grounding, and GFCI protection.

Safety Features: Proper fencing, gate latches, anti-entrapment drain covers, and other required safety features are checked.

Spa and Hot Tub Systems: Jets, blowers, controls, and shell condition are evaluated for any issues.

A detailed report with photos is delivered promptly, giving you a clear picture of the pool or spa's condition and any items that need attention.
