Commercial Inspections
Independent inspections of offices, retail, warehouses, restaurants and multi-unit properties, with a clear report within 24 hours.
Buying, leasing or refinancing a commercial property is a big decision, and the condition of the building affects your budget for years. Addison Rose Property Inspections evaluates light commercial property across Central Arkansas, from Little Rock and North Little Rock to Conway, Hot Springs and the towns in between.
A commercial inspection shares many of the same attributes as a residential inspection, with additional complexity. BJ Moody brings a decade of real estate experience and hands-on construction knowledge to every property, follows established Standards of Practice, and tells you plainly what he found and what it means for you as a buyer, owner or tenant.

For larger or uncommon systems, I coordinate with third-party specialists so nothing important is left out.
Spring storms, hail and high winds are part of life in Central Arkansas. Low-slope commercial roofs collect water where drainage is poor, and older roofs may have been patched or recovered more than once. I look at the roof covering, flashing, drains and gutters, and for signs of leaks inside.
Long, humid summers keep rooftop and split systems running for months at a time. I note the age and condition of the equipment I can see, so you can plan for replacement instead of being surprised by it.
Clay-heavy soils shrink and swell with the seasons. I look for cracks, settlement and uneven floors, and at how parking areas, grading and downspouts move water away from the building.
Storefronts and offices in older downtown districts have often been remodeled for one tenant after another. I look for electrical, plumbing and framing changes that look unfinished or improvised, and explain what they mean for you.
Duplexes, fourplexes and small apartment buildings are a common first step for investors in Little Rock, Conway and the surrounding towns. With several units under one roof, a problem with the roof, the plumbing or the electrical service affects every tenant. I inspect each unit I can access as well as the shared systems, and the report makes it easy to see which repairs are urgent and which can be planned for.
You get a detailed report with photos and clear, plain-language descriptions within 24 hours, available online and as a PDF download. It is easy to share with your lender, partners or contractors. It takes the same thorough approach as a home inspection, with more attention to the systems and complexity of larger buildings. When a property has larger or uncommon systems, I can coordinate with third-party specialists so you get the complete picture.
I am based in Conway and inspect across Central Arkansas, including Little Rock, North Little Rock, Benton, Bryant, Cabot, Maumelle, Sherwood, Hot Springs and Searcy, and I take jobs statewide.
Within 24 hours. It includes photos and clear, plain-language descriptions, and it is available online and as a PDF download.
It is worth considering, especially if the lease makes you responsible for the roof, HVAC or other repairs. The inspection shows the condition of those systems before you take them on.
Every commercial property is different. Reach out with the address and what you are planning, and I'll walk you through what's included before you book. You can also email inspectorbjmoody@gmail.com.
